How to choose the right apartment floorplan

The number of bedrooms and square metres might be where you start. But the right apartment is the one that works for the way you actually live.

Before choosing a floorplan at The Avenue, it is worth thinking beyond the numbers and asking a few practical questions.

Start with your everyday life

Think about what happens at home on a normal day.

Do you work from home regularly? Do friends or family stay over?  Do you need a separate space to switch off, study or work?

A one bedroom apartment with a study might give you exactly the flexibility you need. Or, if you regularly host guests or want a room that can change with you over time, a two bedroom apartment may be the better fit.

Start with what you actually need, rather than simply choosing the highest bedroom count your budget allows.

Picture your furniture in the room

A floorplan becomes much easier to understand when you start putting your own life into it.

Where would your couch sit? Is there a good spot for the television? Can your dining table fit comfortably? Where would your desk go?

Thinking about the furniture you already own, or the pieces you want to bring into your new home, can help you see which layout will feel more natural day to day.

Think about how you use your space

More space is useful when it is in the right places.

If you love entertaining, the relationship between the kitchen, dining area and living room might matter most.

If you work from home, having a dedicated study or second bedroom could make the biggest difference.

For downsizers, storage, easy movement through the home and somewhere for family to stay may be higher on the list.

There is no single right answer. The best layout is the one that prioritises the spaces you will use most.

Give yourself room to change

Your needs today may not be the same in a few years. A second bedroom could start as a home office and later become a guest room, nursery or hobby space. A study could give you somewhere to work without taking over the dining table.

You do not need to plan for every possibility, but choosing a layout with some flexibility can help your home continue to work for you as life changes.

Look beyond the apartment
